    Regarding the ABC question, I had the same one in a class exam. I answered possession first gives the property. I got it wrong. Discussing it with my teacher, he maintained that the recording of the deed makes the person the rightful owner. I showed him your question, and he maintains his answer. So which is it for sure?

    quick comment and 2 questions. comment= recall Joe mentioning "don't worry about the math" i got 1/6 on the math, not your fault.. lol my questions are: does a broker need to carry his pocket card at all times? or sometimes or what.. and if a property manager has a (trust) escrow account and chris has a -$1000 balance and daryl has a credit of $2000 is this a violation of any laws or can the 2000 offset the -1000 balance or what dude. Need help..

    Estate School. So, I took my state and failed the first time. The
    questions honestly seemed "made up" for me. Many of them I never even
    learned. What kind of advice do you have for someone taking the state
    the second time and feeling a little intimidated. Thank you for doing

    I just took the test and there was one question I didn't understand. I don't remember the exact words to the question it was regarding , In order to complete a realestate sale of a property does the  broker, seller and buyer need to be involved in the contract? I think that was the question.

    i have a question where it talks about Broker Kim and Joe , why the listing never got cancel ?and why he is liable for a commission? also its says he sent him? who is "he" if Kim is a she? sorry i am confuse , because it was a 90 day exclusive agency?

    GC I got started when I was 16 helping my father evict some punks out of my childhood home we were renting. Ever since I told myself I would never let anyone take from or give my family a bad deal. I learned the laws, learned the game, made mistakes– the ones you pay for, so you better get your lesson out of them the first time and say NEVER AGAIN.

    Hey Grant, love your work, I want to buy a bank owned home in Grand Rapids, listed for 64000 I want to get it for 50000, its 6 bedrooms and I want to rent out all of the bedrooms for 150 a pc. which would give me 900 dollars a week or 3600 a mth. the mtg cant be more than maybe 650 a mth. Of course I will use property management for safety. Then I want to sell it for 75000 or 85000 as soon as the rooms are rented out. What do you think Im I crazy or stupid. Thanks

    Superb video! My first awakening was when i read the RichDad Poor Dad. Seems like Grant does the same thing. I would like to jump into the RE when i will sell my businness because i know what i'm doing and i make much higher ROIs then anyone can dream about in RE business with simple arbitrage of consumer goods. But this is a hustle and i wanna downshift and enjoy passive income so RE is a really interesting 'evergreen' option. I am pretty sure tough that it's not the best option for a rookie enterpreneur to start in RE, Grant used his starting capital 4000 and had something out of it while you can double that money in a month on Ebay/Amazon/Shopify arbitrage, you can go to RE when you'll have more capital because it might be easier to manage the business, the market is not changing that fast as in consumer arbitrage. Pawn shops also can make 400% a year just on gold jewelry, 12% monthly for fast loans backed by gold jewelry real usury haha, but 12 months is not 27 years as in this particular case with this small house.
